(1) RATE WATCH:
Conventional 30 year fixed rates are at 6.0% today with a 1% discount point and 6.25% with NO discount point. FHA rates are at 6.0% with 1% discount and 6.25% with NO discount point.  We NEVER charge additional origination points, and our other fees at closing are $800.00 total.  Wells Fargo Banking clients receive a $300.00 discount on closing costs.

Decorating Ideas Made Easy

Does your home need a pick-me-up?  Below are some cheap and easy decorating ideas to give your home a “new look” without the expense of a remodeling project.rearrange_furniture

Rearrange the Furniture
Have fun with this no expense decorating idea.  Draw a picture of the room and map your ideas.  If you don’t acheive the look you want, try it again.  Try several different layouts until you have the look you want.  Bring in furniture from other rooms in the home for a different look. 

Experiment with Paint
Paint your HousePaining is another inexpensive decorating idea that can change to look of your home.  Paint an entire room or for a  more dramatic effect paint an accent wall.  Try different paining techniqes for  adesigner look, and choose colors that will brighten up the room.

There are also several little things that serve as great decorating ideas. Try adding plants to various rooms in your house. If you lack a green thumb, there is nothing wrong with using fake greenery. A new rug is also a great decorating idea. Hang picture or mirrors for decoration. Buy new decorative pillows for your couches and chairs. You can even replace your lamps or lampshades to give a room a whole new look.

Do Away with Clutter
One thing you should not overlook as you search for decorating ideas is to de-clutter your house. Through day-to-day living, it is too easy to let things accumulate. Eliminate those piles and you’ll be surprised at how different it can make a room look. Use these simple and inexpensive decorating ideas, and you can give any room a fresh, new look.

(2) MARKET WATCH;
This week there are many pivotal earnings reports coming out on Wall St.  We think the first TRUE view of how deep the recession is will be available. Watch the market closely as rates may move one way or the other up to .25%.

(2)  CineMeeting AND Appraisal Meeting!
Mark Your Calendars for APRIL 17th!!  The CineMeeting Event is coming to Denver.  Brian Buffini, Cara Heyden with WFHM, David Bach..and others.  It’s an event you won’t want to miss!!
ALSO: ON APRIL 15th, CMA will provide two of the top appraisal resources in the Wells Fargo organization for a “brunch and learn”.  They will talk about the state of the market, appraisals and what to expect as conventional and FHA loans continue to change.

(3) WaMu out of the mortgage business?
The “hubbub” is that WaMu will stop originating mortgages as of April 30th, 2008.  We don’t know what this means at this point, but stay tuned to the news!

(2) Loans and Credit adjusters?
Fannie Mae and Freddie Mac have determined that ALL loans will be priced based on risk and credit scores. Starting today, borrowers with credit scores below 680 will now be subject to adjusters based on credit scores and loan to value.

You might be worried about something valuable or sentimental breaking. Or, you might worry that a box would get lost along the way. Or, that the movers won’t show up on time — or perhaps at all.

But the one thing you probably aren’t worrying about may be the biggest concern of all — the moving company you hired is a scam company, and they’re holding your stuff hostage until you fork over a wad of cash.

“There are bad guys out there for a number of reasons, just like in any other industry,” admits Linda Bauer Darr, president and CEO of the American Moving and Storage Association.

(2) Housing Market…positive?
On the news this morning…the median home price was up slightly which could impact the market positively.  That could help skiddish investors reconsider bonds..which could lower interest rates.  Crude oil is down and the dollar shows signs of strengthening.

(1) Today, on a 30yr. fixed FHA loan…rates are at 5.5% with .5% discount points, and 6.0% with NO points.
(2) FEES on FHA loans are 300.00 for underwriting and a 500.00 application fee.
(3) IF your client is interested in a 3 or 5 year ARM, those FHA programs offer rates in the 5.125-5.375% range with and without points.
(4) NO origination fees on FHA loans with pricing above.
(5) MAX loan amount is $406,250: that makes the MAX purchase price $417,000.
(6) FHA loans do NOT take any longer to process than standard loans.
